Define Your Goals

Thinking through your longer term plans will help inform your decisions down the road. Are you tired of renting? Want a place close to your work? Is this a shorter term home where you will live in less than 5 years? A longer term home where you plan to raise your family? Looking for night life? Dog parks? Somewhere close to light rail or your bus line? Knowing your preferences can help streamline your search.

Determine Your Financial Standing

Are you financially independent or a work in progress? Understanding your budget up front helps focus your search saves both time & stress. Working with a good mortgage professional can help you determine what makes financial sense with regards to how much house to look for, down payment & earnest money to put down, & can walk you through loan options & other costs or fees associated with purchasing a home. Make an Offer

Once you find a home you want, the process begins. We will do a full valuation of the home and speak with the listing broker to determine the level of competition so we can advise how to formulate the offer. Once your offer is accepted, you’ll make an earnest money payment and be officially under contract! During the due-diligence period between signing the purchase agreement and closing on your home, we will conduct critical home inspections and line up any contractors you might want.

Close on Your Home

This is the final step of your home buying journey. Closing is the official transfer of ownership from the seller to YOU! At closing, once you have signed your mortgage paperwork and the sale has recorded with the county, you officially become a homeowner and we get the great fun of handing you the keys to your new home. Time to begin making memories.

Previewing homes – we’ll ‘visit and vet’ the home for you. ‘Virtual Viewing’ – we tour the home while you watch a live video stream. Or, send you recorded video highlights as opposed to simple. As locals we know the area well and can offer neighborhood suggestions based on your interests, and critical information about schools, restaurants, parks etc. Remotely sign all documents from offer through closing online from your location. ~~We can handle the entire process with you being elsewhere.~~

New Construction?

Knowing how to navigate the relationship, inherently geared to benefit the builder, is important. Given the opportunity, the builder will often take advantage of a wide eyed buyer wherever possible. The friendly agent at the site will only be too happy to help you, and get commission from both sides of the deal, while working directly for the builder. This is not in your best interest. We will ensure your new home is delivered as promised & in perfect condition, not merely close enough.

o   Remotely sign all documents from offer through closing online from your location.
